The answer from this project: the campaign collected contacts from homeowners interested in selling their property, and its value was decided by which leads led to appointments and signed agreements.

The project was for a company offering a full-service brokerage for property sales. The acquisition model was lead-based: a Meta form, a phone call, an appointment, and only then a signed agreement. It is a long decision process, where the number of forms alone does not tell you whether the campaign is really helping grow sales.

The client operated in selected major cities and service areas in Poland. This matters, because in real estate brokerage geography directly affects lead quality. A lead from the wrong location can look good in the ad dashboard, but it does not solve the sales problem.

Andrzej’s situation before the campaign started

Andrzej, the owner, had previously run campaigns through another ad agency. Meta Ads was already part of the marketing mix, but there were two limitations: a high cost per lead and difficulty scaling the number of contacts while keeping their quality.

At the start we agreed on three operating assumptions:

The engagement has been running for 12 months. In that time, the project went from campaigns that needed cost-per-lead control to activity aimed at gradually increasing the number of listing agreements signed each month.

What worked in this industry

In real estate brokerage, the best performers were local Lead Ads, broad Advantage+, interest targeting, testing additional locations and regular lead quality evaluation in the CRM.

In the messaging, image ads pointing to a free consultation worked better than video formats built on a strong claim like “X properties sold in Y time.” That is a valuable observation, because in this industry an overly aggressive promise can raise skepticism or attract contacts who are not ready to talk yet.

We avoided judging the campaign by lead count alone. In real estate sales, the path matters more: form, call, appointment, signed agreement. So the number of contacts in Meta Ads has to be supplemented with CRM data.

What results did the Lead Ads campaign deliver for the real estate brokerage?

At the start, the cost per lead was about $25. Below we show two periods from the Meta Ads dashboard that document the change, and according to the specialist running the campaign, after further optimization the cost settled around $5.

In the first visible Meta Ads view, the campaigns generated:

  • 98 form leads,
  • 36,667 accounts reached,
  • an average cost per result of about $25.60 per lead,
  • total spend of about $2,510.

In the second visible Meta Ads view, the result was already different:

  • 156 form leads,
  • 14,990 accounts reached,
  • an average cost per result of about $6.74 per lead,
  • total spend of about $1,050.

So the most important change was not only a lower cost per form. Just as important was the larger number of contacts that could move on to phone calls, sales appointments and signed agreements.

What actually changed in the client’s business

On the client’s side, three things grew:

  • the number of leads acquired,
  • the number of sales appointments,
  • the number of listing agreements signed.

That is the heart of a lead generation campaign in real estate brokerage. A form is not a sale yet. Only the phone call, the appointment and the agreement show whether marketing is really affecting the business. A better goal is a predictable cost per lead combined with a process that shows which leads have a chance of turning into signed agreements.

How to run Lead Ads for a real estate brokerage effectively

The lessons from this project come down to five rules.

First, the campaign should be local, but you cannot assume Meta’s geo-targeting will be perfect. You have to check where the leads actually come from and which locations produce the best conversations.

Second, a lead has to be evaluated beyond the ad dashboard. The number of forms matters, but in real estate sales the path to an appointment and a signed agreement matters most.

Third, image ads with a concrete consultation offer can work better than video built on bold sales claims. In this industry, trust matters more than an aggressive message.
